You can never go wrong with updating a kitchen or bath. These are the most important rooms for homebuyers. Our philosophy is that you should remodel or renovate for YOU first. Remodel your bath to fit how you and your family use it with the colors, materials and styles you like. But if you’re remodeling with resale potential as the main goal, there are some things to think about:

• Keep quality in mind.Buyers notice cheap materials and cosmetic fixes. If you’re really renovating to add to resale value, use quality, classic materials that will stand the test of time.
• Quality and classic don’t have to mean expensive. Get nice tile – it doesn’t have to be marble. There are plenty of really nice ceramic and porcelain choices. Pick nice faucets and lighting fixtures – they don’t have to be top of the line but don’t get the cheapest either.
• Stay color-neutral.It’s hard to pick colors for someone else, but it’s easy to create a clean and timeless look using neutral colors that most people won’t object to. Greys, creams, taupes, blacks, shades of brown and tan are all neutrals with high potential for a rich feel.
• A “wow” factor won’t hurt.With so much competition for homes, a little “wow” will make people remember your bath. Maybe it’s heated floors, or perhaps it’s the gorgeous tile accents or the rainfall showerhead.

Bathrooms take a lot of abuse! Heat, steam, and water all impact how well your bathroom materials will stand the test of time. Therefore, consider the following:

• Cabinets:Stay away from particle board that can warp and laminate finishes that can peel. Solid hardwood and high-grade plywoods are always a good choice, and higher-quality MDF cabinets are also an option.
• Countertops:Again, avoid particle board and laminates. Quartz and granite are best for countertops as they withstand water, hot hair dryers and curling irons, and they resist staining.
• Showers and tub enclosures:Glass is beautiful and creates a modern, open feeling to the bath. It doesn’t get mold or mildew and can be easily cleaned. Frameless doors are even more attractive when feasible. Consider a walk-in that is beautifully tiled for a really updated look.
• Tile:Porcelain tile is tops when used in the bathroom. Use it on floors, shower and bath walls, and above the sink. Porcelain does not absorb water and is virtually stain-proof. Plus, there are thousands of beautiful choices and colors.
• Fixtures and lighting:You can never go wrong with beautiful faucets in natural metals that consider both style and function. In the shower, particularly, waterfall showerheads and hand-held faucets are popular. With lighting, the selection is endless for wall, ceiling and even shower lighting.
• Tubs:There are so many tub styles available today! Define how and who will use the tub. A garden-style tub may not be the best choice for a home with children, while a soaker tub with jets could be ideal for an older couple. Cast iron tubs, while heavy, are among the most durable.

There are a lot of mold-resistant products on the market today: wood, insulation, paint, drywall, sealants and more. Porcelain tile and quartz and granite are also mold-resistant. We’ll complete your bathroom remodel with mold resistance top of mind.
